- The main level has a private driveway on the right that fits up to 3 vehicles. You’re also welcome to park in the gravel spots out front, which can fit 2 additional vehicles.
- Please do not block the main entrance or the gravel driveway.
- We are not responsible for any costs related to boots, towing, or tickets received for vehicles parked off the property.

Whether you're heading to downtown Atlanta or just exploring the local area, getting around is easy from this location: MARTA Bus Access – Several MARTA bus stops are just a short walk away, connecting you to nearby train stations and key areas across Atlanta. Rail Connections – Hop on a nearby bus and ride to East Point Station or Lakewood/Ft. McPherson Station, where you can catch the train to downtown, Midtown, the airport, and more. Rideshare Friendly – Uber and Lyft are easily available in this area, with quick access to I-285 and I-85 for a smooth drive to major attractions, the airport, and shopping centers. House Rules
1. 🚫🎉NO PARTIES or events:
☀ For the comfort and safety of all guests, we kindly request that no parties or events be held at the house. Small gatherings need prior approval and may incur a $160 cleaning fee based on size and nature. Unauthorized gatherings risk extra charges or cancellation of your reservation with no refund.

2. ⚠️ Disruptive Behavior:
☀ Unauthorized parties, events, additional guests, and any disruptive behavior, including but not limited to excessive noise, violence, property damage, illegal activities, or actions that disturb neighbors or breach house rules, are strictly prohibited.
☀ A maximum of 6 guests is allowed overnight, and the individual who books the reservation must be the primary occupant for the entire stay.
☀ Violations will result in immediate removal, cancellation of the stay, and forfeiture of the full booking fee without a refund. Authorities will be contacted if necessary.

3. 🚭 No Smoking (including vaping, hookah, etc.) Inside the Home:
☀ To maintain a healthy environment, smoking of any kind is strictly prohibited inside the home. Designated smoking areas are available in the backyard, away from the house. Please dispose of cigarette butts and lighter sticks in the provided receptacles and ashtrays.
☀ A $500 fine will be imposed if any guest is found smoking inside or if cigarette butts or burn marks are discovered in the backyard or on deck. We appreciate your cooperation in keeping our space comfortable for everyone.

4. ⏰ Check-In and Check-Out Times
☀ To ensure a smooth transition between guests, please adhere to the specified check-in and check-out times.
☀ The standard check-out time is 10:00 AM. After this time, your door code will no longer work. If you do not check out by 10:00 AM, a fee of $100 will be applied for every 30 minutes past the standard time.

5. 🛠️Theft/Damage
☀ Our home is inventoried after each guest’s check-out. Any missing items will be billed at their replacement cost, plus a $50 service fee. Damage to the house, backyard, or its contents will be assessed on a case-by-case basis.

6. 🚫🐾No pets allowed:
☀ We apologize, but we do not allow pets on the premises to ensure a clean and allergen-free environment for all guests. Non-compliance will result in a $500 fee.

7. 📩 Mail & Address Use
☀The mailbox is not available for personal or business mail.
☀Only package deliveries are permitted.
☀Guests must arrange a USPS P.O. Box or private mailbox (e.g., UPS Store) before arrival.
☀ Use of the property address to establish residency is strictly prohibited.

8. 🚗 Parking:
☀ Three cars can comfortably park in the driveway. Additional parking is permitted in front of the property during the day, but not overnight (11:00 PM - 7:00 AM). All overnight vehicles must be parked in the driveway.
☀ Guests are responsible for their vehicles and belongings. The host is not responsible for theft, damage, or parking-related fees.

9. 🔥 Firepit and Grill Usage
☀ If you use the firepit or grill, please ensure they are fully extinguished and that the grill is cleaned afterward to prevent attracting pests. A $25 fee will apply if the grill and prep station are not cleaned after use.
☀ Firepit: Please bring your own firewood. Charcoal for the grill can be supplied for an additional fee. An 8lb bag of charcoal is available for $25 with advance notice.

10. 💄Makeup Removal and Linen Care
☀ If you wear makeup, please use the provided makeup remover washcloth before bed. To protect our linens, we kindly ask that you avoid using our towels for makeup removal.

11. 📸 Commercial Photography Use Policy
☀ Commercial photography is permitted only with prior approval before booking. All photography entities must have verified workers' compensation and general liability insurance. A certificate of insurance (COI) is required and must be provided by the photographer, as this is not covered by the vacation rental program.
☀ Unauthorized commercial photography will result in immediate removal of all guests from the property, cancellation of the remaining stay, and forfeiture of the entire booking fee without refund.

12. 🧻 Supplies & Restocking
☀ Starter supplies (toilet paper, paper towels, trash bags, and toiletries) are provided.
☀ For extended stays, guests are responsible for restocking consumables after the initial supply.

13.🗑️Mid-Stay Cleaning (Required)
☀ A mandatory cleaning every 14 days is required for stays over 14 nights.
☀ Cleaning fee: $140 per cleaning
☀ Cleanings are scheduled in advance and include linens, bathrooms, kitchen, and common areas.

14. 📅 Temporary Lodging Acknowledgment
☀Extended stays are intended for temporary lodging only.
☀Guests agree that this stay does not create a landlord-tenant relationship.

For the safety of all guests, we may require a quick match to a valid government‑issued ID if the reservation is made within 24 hours of arrival. The name on the ID must match the name on the payment method used for the booking

🧹 Cleaning Instructions 🧹
💧. Do not pour cooking oil, coffee granules, or any foodstuffs down the sinks
💧. Do not flush paper towels, Kleenex, tampons, pads, matches, hair, grease, strong chemicals, etc.
💧. Do not leave garbage outside as this will attract unwanted insects
💧. Garbage must be placed in the bin provided

Payment Policy
🔒 Binding Payment, Verification & Cancellation Agreement
By booking this reservation, the Guest enters into a binding lodging agreement and expressly authorizes all charges described below.

1️⃣ Identity Verification & Payment Authorization
Guest agrees to complete identity verification upon request. Verification may include:
- A government‑issued photo ID
- A live selfie or selfie‑match verification
- A photo of the Guest holding their ID
- Any additional documentation reasonably required to confirm identity
The name on the ID must match the name on the payment method used.

Guest represents and warrants that they are the authorized cardholder, or that they have written authorization from the cardholder.
Guest irrevocably authorizes all charges related to this reservation, including:
- Nightly rate
- Cleaning fee
- Taxes
- House‑rule violation fees
- Damage fees
- No‑show fees
Guest acknowledges that all charges are valid, authorized, and non‑fraudulent.

2️⃣ No‑Show, Late Arrival & Early Departure
Guest acknowledges that:
- Failure to arrive (no‑show)
- Late arrival
- Early departure
do not qualify for a refund under any circumstances.
The property is held exclusively for the Guest and made unavailable to others; therefore, all charges remain due and payable.

3️⃣ Agreement to House Rules & Fees
Guest agrees to comply with all posted house rules.
Guest authorizes the Host to charge the payment method on file for:
- Smoking violations
- Unauthorized pets
- Unauthorized guests
- Excessive cleaning
- Property damage
- Tampering with security devices
- Any other rule violations disclosed prior to booking
Guest acknowledges these fees are enforceable and collectible.

4️⃣ Digital Delivery of Services
Guest acknowledges that:
- Check‑in instructions
- Access codes
- House rules
- Property information
are delivered digitally.
Receipt of these materials constitutes delivery of services, even if the Guest chooses not to check in.

5️⃣ Confirmation of Intent to Stay
Guest affirms that:
- They are booking intentionally for themselves and/or their group
- They understand this reservation is a binding agreement for lodging services
- They agree to all terms, policies, and fees disclosed prior to booking

6️⃣ Accuracy of Information
Guest agrees that all information provided, including name, address, phone number, and ID, is accurate and truthful.
Providing false or incomplete information may result in immediate cancellation without refund.

💳 Payment Policy
- 50% of the total booking amount is due at the time of booking.
- This deposit becomes non‑refundable after 48 hours.
- The remaining 50% is automatically charged 8 days before check‑in.
- Reservations made within 7 days of arrival require full payment at booking and are non‑refundable.
- Guest agrees to maintain a valid payment method for all charges.

By booking, Guest authorizes the Host to charge the payment method on file for all amounts owed under this agreement.

As a security deposit alternative, Houfy Protect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.
Cancellation Policy

We understand that plans can change. To keep things fair and clear, we follow the policy below:
• 100% refund if canceled more than 14 days before check-in.
• 50% refund if canceled 8–13 days before check-in.
• No refunds for cancellations made within 7 days of check-in.
• Reservations made within 7 days of arrival require full payment and are non-refundable.
